Portland Office-to-Apartment Conversions Face Lawsuits
Tumblr media
Key TakeawaysLawsuits over office-to-apartment conversions have halted progress in Portland, creating significant uncertainty for developers and investors.Concerns include safety violations, building code breaches, and regulatory complications affecting vacant office properties. The future of Portland’s urban redevelopment is uncertain as litigation and stalled projects slow down revitalization efforts. Legal Turbulence Stalls Urban TransformationDisaster looms over Portland’s real estate market. Office-to-apartment conversions are now under siege, with a wave of lawsuits halting progress and igniting fear across the industry.Safety violations, code breaches, and legal threats cast ominous shadows over vacant buildings.Investors face a chilling terrain of uncertainty and stagnation.Shuttered offices, empty promises, and relentless litigation threaten to pull Portland’s skyline into darkness, as regulatory chaos leaves the city’s future trembling on a knife’s edge.Office Vacancy Crisis: Safety Risks and Legal BattlesHow quickly can disaster strike when office towers stand empty, and downtown pulses with vacancy? The streets below the glass and steel towers of Portland echo with uncertainty, haunted by the specter of economic collapse, the air thick with the threat of irreversible decline as the city’s vacancy rate soars.Portland’s vacant towers loom over deserted streets, each echo a warning of impending collapse and the relentless march toward urban decline.Office towers—once humming beacons of commerce—have emptied, now standing hollow, shells of a former era, as historical trends shift before our eyes. Over the past few years, vacancy rates in Portland have skyrocketed to 30%, up from just 7% in 2018, marking a seismic shift that leaves the city vulnerable, exposed, and on the precipice of danger. The clock ticks mercilessly. Rows of silent offices are more than economic liabilities—they are looming hazards. Each day an office remains underused, it edges closer to decay and functional obsolescence. Building safety slips into question. Structural systems, untouched by regular maintenance, risk unexpected failure. Emergency exits become uncertain pathways. Fire safety equipment is left unchecked. The historical trends of neglect show chilling results: safety codes are breached, and hazards multiply. Suddenly, the danger is no longer abstract. Empty buildings become breeding grounds for disaster—a blaze, a collapse, a public tragedy threatening to erupt with no warning. Advance Portland has recommended a range of policies and incentives to encourage commercial-to-residential adaptive reuse as a solution to these empty spaces.]The city, recognizing imminent peril, stares into this abyss. Studies commissioned by Prosper Portland sound the alarm, attempting to chart a lifeline—exploring office-to-residential conversions as a possible salvation. But the rescue is not assured; it faces formidable challenges. Around 30% of Portland’s rentable office space could be converted into residential units, an apparent opportunity cloaked in complexity and risk.Building safety looms as a daunting obstacle. Offices not designed for living present staggering structural issues—seismic threats lurk in supporting beams never meant for beds, kitchens, or families. Necessary upgrades to plumbing, electrical, and HVAC systems become intricate webs of cost and compliance, testing the limits of what is safe, what is achievable. As lawsuits arise over rights, funding, and code violations, the legal threats become just as real as the physical ones. Even with some projects—like the Oregon Casket and Falcon buildings—receiving lifelines in the form of public loans, most remain tangled in red tape. Permits sit unfiled; plans linger in limbo. Incentives aimed at easing these burdens, such as partial system charge exemptions and loosened seismic rules, spark fierce debate about compromised safety and long-term consequences.Portland’s ambition to revive its urban core through these conversions is shadowed by relentless peril.
Each step forward is contested, every moment delayed increases the risk. The city teeters between revitalization and ruin, the fate of its skyline—its very safety—hanging in the balance, as legal battles and structural dangers threaten to release disaster at any moment.AssessmentThe Stakes for Portland’s Downtown FutureRight now, lawsuits and regulatory hurdles are stalling Portland’s plans to transform empty office towers into much-needed apartments. These delays aren’t just paperwork—they leave buildings vacant, push neighborhoods into decline, and make investors nervous about putting money into the city. If we don’t find a way to untangle the legal mess soon, Portland’s downtown could experience serious setbacks, from falling property values to widespread blight. The clock’s ticking, so it’s time for city leaders, developers, and residents to come together, cut through the red tape, and give these buildings—and the heart of the city—a second chance.

Custom Software and App Development | Germinate
Tumblr media
Mobile and web applications have become essential for businesses looking to streamline their operations, engage with customers, and increase revenue. Whether you're a startup in Portland, a growing enterprise in Eugene, or an established organization in Bend, custom app development Oregon can be the key to driving your business forward. A well-designed, custom-built app tailored to your business needs can give you a competitive edge, improve customer satisfaction, and boost your overall efficiency.
In this blog post, we’ll dive into why custom app development is an essential investment for Oregon businesses and how you can leverage this technology to achieve long-term success.
What is Custom App Development?
Custom app development involves creating a software application specifically designed to meet the unique needs and requirements of your business. Unlike off-the-shelf apps that are designed for the mass market, custom apps are tailored to your specific workflows, user experience, and business goals. Whether you’re looking to build a mobile app for your customers or a web-based application for internal use, custom development ensures that the final product serves your precise business objectives.
Why Custom App Development in Oregon?
Oregon is home to a thriving tech community, with a robust ecosystem of talented developers, designers, and tech companies ready to help bring your app vision to life. Here’s why custom app development in Oregon can be the right choice for your business:
Personalized Solutions for Unique Needs: Off-the-shelf apps may not fully address the unique challenges your business faces. Custom app development allows you to create a solution tailored to your specific requirements, ensuring that the app enhances your business operations rather than forcing you to adapt to a pre-designed solution. Whether it's integrating with your existing systems, automating tasks, or offering specific features to your customers, a custom app can provide a highly personalized solution.
Scalability and Flexibility: As your business grows, your app needs to evolve too. Custom apps are designed with scalability in mind, so as your user base increases or your business expands into new markets, your app can adapt to accommodate these changes. Custom development ensures your app can grow with your business without facing limitations or restrictions, unlike off-the-shelf solutions that might require costly upgrades or replacements.
Competitive Advantage: In a crowded market, standing out from the competition is crucial. Custom-built apps can differentiate your business by offering unique features or functionalities that your competitors may not have. By developing an app that’s specifically tailored to your brand and customers, you can create a stronger connection with your audience and improve their experience with your business.
Local Expertise and Collaboration: Oregon is home to a wealth of skilled app developers and tech professionals who understand the local business landscape. By choosing a custom app development Oregon, you can tap into local talent that understands the regional market, consumer behavior, and business trends. Working with a local developer also allows for more effective collaboration, ensuring that your vision for the app is accurately brought to life.
Integration with Existing Systems: One of the main advantages of custom app development is the ability to integrate the app seamlessly with your existing systems, whether they be customer relationship management (CRM) tools, accounting software, or other back-end processes. This integration ensures a smooth user experience, improves workflow efficiency, and eliminates the need for manual data entry.
The Custom App Development Process in Oregon
Building a custom app is a collaborative process that involves several key stages. Here’s an overview of what you can expect during the development process:
Initial Consultation and Requirement Gathering: The first step in custom app development is understanding your business needs. During this phase, you’ll work with the development team to discuss the app’s goals, target audience, desired features, and functionality. This is the foundation of the project, as it ensures that the app is designed to meet your business objectives.
App Design and User Experience (UX): Once the requirements are clear, the design phase begins. This is where the user interface (UI) and user experience (UX) design come into play. A well-designed app should be intuitive, easy to navigate, and visually appealing. Your development team will create wireframes and prototypes to give you an idea of what the app will look like and how users will interact with it.
App Development and Coding: With the design in place, the development team begins the coding process. This involves building the app’s back-end and front-end functionality. During this phase, developers write the code that brings the app’s features to life, ensuring it works smoothly across different devices and platforms (iOS, Android, Web).
Testing and Quality Assurance: Once the app is developed, it undergoes a rigorous testing phase. The QA team tests the app to ensure it’s free from bugs, performs well under different conditions, and meets all the requirements set forth in the initial consultation. The testing phase is crucial to ensure that the app is reliable and ready for launch.
Launch and Deployment: After successful testing, the app is launched to the public or deployed within your organization. This phase includes uploading the app to app stores (for mobile apps) or hosting it on a web server (for web apps). The launch phase also includes setting up any necessary support systems, such as customer service channels or app updates.
Post-Launch Support and Maintenance: Custom apps require ongoing support and maintenance to ensure they continue to function smoothly. This includes fixing any bugs, implementing updates, and adding new features as needed. A good app development company will offer post-launch support to ensure that your app stays up-to-date and continues to meet your business needs.
Why Choose Custom App Development Over Off-the-Shelf Solutions?
While off-the-shelf apps may be an affordable and quick solution for businesses, they often come with limitations in terms of customization, scalability, and support. Here are some reasons why custom app development Oregon is often the better choice:
Tailored to Your Business Needs: Off-the-shelf solutions may not fully address your unique requirements. Custom apps are designed specifically for your business, ensuring that they fit your needs exactly.
Scalability: Custom apps are built to grow with your business, whereas off-the-shelf apps can quickly become outdated or unable to scale.
Enhanced User Experience: A custom app ensures a seamless and personalized user experience, while off-the-shelf apps may not fully align with your brand or provide the features your customers want.
Ongoing Support: Custom app developers provide continuous support and updates, ensuring that your app remains functional and up-to-date.
Key Industries in Oregon Benefiting from Custom App Development
Custom app development is transforming industries across Oregon. Some of the sectors that can greatly benefit from custom-built apps include:
Healthcare: Oregon's healthcare providers can use custom apps to streamline patient management, improve communication, and enhance the overall patient experience.
Retail and E-commerce: Custom apps allow retailers to provide a more personalized shopping experience, manage inventory, and engage customers through loyalty programs and promotions.
Education: Custom apps for schools and universities can help with student management, online learning, and campus services.
Tourism and Hospitality: With Oregon’s strong tourism industry, custom apps can help hotels, tour companies, and travel agencies improve customer experiences, offer real-time booking, and enhance on-the-go information.
Conclusion: Invest in Custom App Development for Your Oregon Business
custom app development Oregon offers a wide range of benefits for businesses in Oregon, from personalized solutions and scalability to improved customer engagement and operational efficiency. Whether you're in Portland, Bend, or Eugene, investing in custom app development can provide your business with the tools it needs to thrive in today’s digital world.
If you’re ready to take your business to the next level, partnering with an experienced app development company in Oregon can help bring your app vision to life. Start building a solution that’s perfectly suited to your business needs and goals today.

How Design Thinking Helped Me Understand Virgo and Pisces
Tumblr media
Over the last few years, I've had the opportunity to explore the wonderful world of design, and I was delighted to find that learning to think like a designer helped me to become a better astrologer.
During the early days of the pandemic, a couple of software developers I knew where bored, so we spent some of our weekends creating astrology apps. I had no experience designing software whatsoever, but I dove in head-first, creating icons in Canva and user flows on scraps of paper. A few months of coding later, an Android app existed that looked exactly like what I imagined in my head.
I started with the hubris of a novice, but seeing an app I had designed working on my phone made me feel like a god. I threw myself into learning everything I could about designing apps. I became fascinated with UX design, flew through Google's UX certification course in a couple of months, and got an internship at an augmented reality gaming company who was working on bringing Dungeons and Dragons to the Metaverse.
UX designers are web/app designers, who are less interested in creating a good aesthetic and more interested in the way websites and apps function. They specialize in making apps and websites that feel good to use and are accessible for everyone. There is a great deal of creativity in the UX field, but creating apps and websites for companies requires UX designers to be practical. There is a process UX designers are required to follow, benchmarks they have to meet, and usability guidelines they have to follow. (A UX designer wouldn't put green text on a red background, for example, because those two colors together are a hazard for colorblind people.) At the same time, UX designers can't just read the guidelines and put together the optimal color scheme by number. Their decisions require human discernment. They need to answer: Optimal for what? What goals are we trying to reach and why? What dream of the future are we manifesting?
As an astrologer, I recognized the UX designer's balance of dreaming and practical discernment as the balancing act of Pisces and Virgo.
I knew from my experience as a fiction writer that creative process always involves alternating between creative expression and analytical editing, but I was delighted to find in my studies of UX design that designers have codified their experience with the creative process into a 5-stage design thinking process.
Understanding the design thinking process did wonders for my ability to see Virgo and Pisces working together in action.
Tumblr media
Step 1: Empathize
Pisces: Empathy for the Self
The creative process begins with Pisces. It begins with dreaming. This is the stage of the creative process where the sticky notes and colorful pens come out. It's when writers draw maps and create story bibles, when visual artists doodle.
The fluid, generative, piscean time is the most fun for many creatives, so we don't often spend a lot of time reflecting why this dreaming time is important. Dreaming is the pleasure reward for doing what we do, so the pleasure of creation is enough, right?
There is, however, more to this stage than just play. During this stage we are building empathy.
If we have a great deal of freedom in choosing what we will create, we often begin by empathizing with ourselves, connecting with the deep feeling sides of our own psyches and playing with different ideas.
As a student, I wasn't creating for a client, so my design process began with an app called Sharpen that randomly generates ideas for design projects. It gives you prompts like: Design a typeface for the CIA and try a playful style. The projects are specific enough to trigger your assumptions and associations, but they are vague enough to leave lots of room for creativity.
An example of a Sharpen prompt that I played around with was creating a menu for a fancy restaurant. I live in Portland, Oregon, and I immediately thought of the "Colin the Chicken" sketch from Portlandia. I imagined a menu that included links to all of the ingredients, allowing you to trace their history and see pictures of the farms they came from and get to know the farmers that raised them.
Because I lived in Portland, I naturally projected my environment and experience onto the vague idea of a "fancy restaurant." A person from Texas might have envisioned an app for a very nice barbecue place. A person from Barcelona might have thought of tapas.
The differences between these different ideas for apps reveal the importance of subjectivity in the domain of Pisces. These differences about what "restaurant" means are the unconscious assumptions and projections that we place on otherwise blank or bland things. When artists say that they see what is already there in a block of stone or on a blank canvas, and their job is just to let it out, the vision they are describing is Pisces.
During this first stage of the process, it is important to dream wildly. I never forgot that I was creating an app that needed to be professional, but I allowed myself to imagine what it might be like to create a calendar app for a cult or a planner for a touring 80s band.
Pisces and Virgo: Dreaming with the Inner Critic
When we are dreaming, we want to be in an open non-judgmental space. That state of consciousness is Pisces' happy place, but Pisces and Virgo are two sides of the same coin. You can't have one without the other. When you are dreaming, Virgo's critical analysis doesn't just disappear.
If you have done creative writing, you may have heard of the inner critic. It is the part of you that can't stop evaluating and judging. During the dreaming phase of the creative process, it doesn't just make it difficult to keep an open mind. It often seems to give feedback as if it has no idea what's happening, like a friend who corrects your grammar when you show them a painting.
Virgo is that inner critic. Most creativity guides tell you to tell the inner critic to go to hell, but it has a valuable function while you're in the dreaming stage: record keeping.
As a design student, when I was looking for a problem to solve, I went through many prompts in Sharpen, and I had dozens of dreamy ideas, but I dreamed in an organized way. I kept careful records of the prompts I considered and took screenshots of each one.
The purpose of the record keeping in this stage of the process is twofold:
First, it ensures that there is a record of your process so that you and other people can see how and why you made the decisions you did. Pisces says the tendency to do things just because, and it's difficult when you're in a Pisces state to explain why you do the things you do. You're like a romantic poet following the winds of inspiration. You probably won't know why you're making the decisions you're making while you're in the dreaming stage, but you will tell stories about your process later, so that it will look like what you did makes sense to other people. At the dreaming stage of the process, Virgo's job is to follow along as a notetaker, taking pictures of all of your sticky notes and the notes you made on bits of paper, so the stories you tell people about your process have evidence.
The second thing the record keeping does is it gives Virgo something to do. You can't just shut Virgo off, but Virgo likes keeping track of details, and knowing that Virgo will have lots of details to sort through later on in the process is inspiring for Virgo. It helps Virgo have faith that it's not going to be left out of the process entirely.
Pisces: Empathizing with Others
It is a rare creation that is only concerned with the subjective experience of the creator. In my design course, I learned that many business owners make the mistake of choosing projects from the founder's objective experience alone, making the things they wish existed, assuming that everyone has the same problems and wants them to be solved in the same way.
During the empathize phase of the design process, it is important to connect with your subjective self, but it is also important to break out of your biases and assumptions. While Pisces seems to be driving the empathy train, since it is a sign that is concerned with feelings, breaking out of your subjective lens requires rigor. You have to go out and gather data, talk to people, listen to their experiences of the problem and incorporate them into your design. All of these tasks are part of the Virgo function.
Empathizing with other people is very much about Virgo and Pisces working in tandem. Virgo needs to listen. It needs to take careful notes. It needs to understand with the mind. Pisces connects with the people we're talking to. It empathizes. It understands with the heart.
Tumblr media
Step 2: Define
After you have gathered a bunch of ideas, you will be left with an enormous amount of information to filter through. You need to decide on a project. You can't do them all, at least not right now. One has to be prioritized over the others.
During this stage of the process, it is essential to involve both Virgo and Pisces.
Virgo: Analytical Discernment
Virgo sifts through all of the ideas that you've generated, and it decides what ideas are practical to implement. When I was working on projects for my portfolio site, I knew the projects that I wanted to feature on the site needed to display my skills. They needed to be professional, and they needed to be understandable to future employers. I quickly decided that building an app for a cult probably wouldn't look especially professional. I also decided that creating a "Colin the Chicken" app that pokes fun at Portland might not be the best idea since I will be looking for jobs in Portland.
Pisces: Discernment with Heart
At this phase it would be very easy to pick a project strictly on practicality. However, when you are working on a creative project for a long time, it's important to have some kind of personal, emotional connection with what you're making, even if it's just empathizing with the people who are having the problem you're trying to solve.
Virgo cares about the bottom line, and it's easy to cut the heart out of a process when you're working exclusively in a Virgo space. Once you have eliminated the problem options, it's important to allow Pisces back into the process. There are almost always a few options in the end that are practical and could be implemented. The final decision should come from the heart. Pisces is a water sign. It's closely connected with your feelings.
In the end, I decided that I would create a website for people who are looking for rental homes. I have been doing a lot of house hunting myself, and I am frustrated with the available options, so I knew it would be easy to empathize with renters.
Tumblr media
Step 3: Ideate
Once you've decided what you're going to create, it's time to figure out what exactly that thing might look like.
You might be tempted to go with your first thought. "First though, best thought," right? But that's not the best idea.
The human brain is lazy. It prefers to go with the obvious thing first. When you're being creative, you don't want to do the obvious thing. Everyone else is doing the obvious thing--because they also learned "first thought, best thought.
You want to create something sparkling and original, and that means trying on lots of ideas, forcing your brain to break out of its assumption ruts and dig deep for novel solutions.
The best way to get your brain out of a rut is to play. During this stage of the design process, designers once again break out their favorite pens and sticky notes and come up with as many solutions as possible. In the way of Pisces, they accept and love their creative ideas without judgement.
Only after sketching out at least 8 possible solutions do designers add Virgo back into the mental mix. They look at all their ideas with discernment, choosing a solution that is practical to implement--and, at least, a little fun.
Tumblr media
Step 4: Prototype
Most people think that the prototype phase is the entirety of the creative process. By now, you know that there is a lot more to the process than that.
The prototype phase is the stage when you start to actually build something. If you are a writer, this is when you sit down and write a first draft. If you are a designer, this is when you break out your design apps and put together wireframes.
The mix of Virgo and Pisces during this stage is unique for each creator. Some creators lean heavily on Virgo, like the science fiction writer William Gibson, who reads over his entire book, making corrections every morning before he starts work. Other creators are more piscean, like Philip K. Dick, who flooded his brain with chemicals and creatively flailed at his stories for weeks at a time in a shed.
Some disciplines impose their own requirements. UX design is highly technical. If you don't keep Virgo close by every moment you're in a design app, you'll quickly get frustrated when your designs are too disorganized to behave properly in demos. If your art is more like throwing paint at the wall, you may enjoy telling Virgo to chill and take pictures, far away from where the action is going on.
All creative styles and disciplines, however, involve a mix of Pisces and Virgo. Even Jackson Pollack, one of the more piscean painters on the planet, needed to clean the paint off, eventually.
Tumblr media
Step 5: Test
The last stage of the design process is the phase most creatives loathe the most. It is the phase when your creative brainchild is done, and it's time to present it to other people and see what they think.
In the UX design world, this is the time when you put your prototype on a phone (or, worse, PowerPoint slides), show people how it works, and get feedback.
If you're a musician, this is the time when you play your new song for the small group of friends and collaborators who understand your style and will tell you the truth.
This stage is called the test phase and not the performance phase because there's a good chance the process isn't over. If you want to create something that speaks to other people, Virgo's criticism should be embraced during this time as you listen, once again, to the people who need your work with piscean empathy and compassion, and the determination to return to the creative process as long as it takes to manifest your vision in the world.
Conclusion
The design thinking process outlined above is elegant and simple, but the creative process is fluid and messy. Even in the Google course we were taught that progress moves in spirals, circling round and round through different phases of the design process over and over again, refining and perfecting.
Design thinking can help us to understand where we are in the creative process, to discern the potentials and pitfalls of our current phase, but it is not an assembly line of creativity. It is a dance between the practical analyst and the wild creative. In the language of astrology, it is the dance of the archetypes Virgo and Pisces.

Tumblr media
This thread was a response to questions about how to build soil. I look at the big picture what helps soil grow & end with a discussions about how towns & cities might be designed to help.
So there’s so much to cover in how to repair things. I’m going to do a slow thread on how the designed and built environment can be directed to soil building and climate repair.
1st thing to think about is what is soil? For brevity i’m going to say soil is the culturing of weathered rock with a food web of microorganisms that leads to making rock nutrients solvable &stores them along with organic carbon. (Soil scientists i know i’m over-simplifying)
I’m talking about aerobic souls formed with oxygen rather than anaerobic. Wetlands souls are amazing and do good. But there are reasons to focus in aerobic for now. (I’m a huge fan of wetlands and pond systems too)
Too much water and too much compaction removes oxygen. The system switches to anaerobes that live by yanking Oxygen off of soil nutrients, making them smell bad and able to leave the soil. They also produce alcohols that prevent plant roots from growing.
So this kind of soil needs: enough air, water, contact with plants (that feed it with sugars and proteins made with photosynthesis and CO2 exuded from their roots.)
Rock weathers into subsoil without a lot of big life, when plants interact with it they build living subsoil through their roots and the accumulation of organic matter on top.
Tumblr media
Living soil is protective. So it actually protects the subsoil from some of the processes that speed up formation. Which is why in natural conditions it can settle into a very slow rate of production.
We have been running civilizations in the use of this built up soil. Turning it killing fungi and structure to get bacterial blooms that feed out Annual crops.
This leads to Erosion rates more similar to mountain systems then the low lands where the soil formed. We are burning through our soil to grow and crash quite a few civs
You have to understand. The buffering capacity of our plants souls* could have handled the CO2 from fossil fuels. Only what we used fossil fuels for was to increase erosion, change the balance of water runoff, deforest, and plow over the grasslands every April. 8/?
*Sorry about the autocorrect to soul. Lol
I have to be off-line for a spell but I’ll continue with a discussion about how we design to accelerate that soil building process. Including some references in case studies
So i want to introduce a few puzzle pieces. The first is the work of this man PA Yeomans. He was a mining geologist who retired and starting thinking about soil care from a Geomorphologist POV
Tumblr media
When he set off to tend his land, the Australian gov provided soil conservation literature focused on contour plowing. Based on the view that soil is precious(it is) but that it’s impossible to speed its production (it’s not)
The main problems with contour based design can be seen from this image by PA. On land contours are not parallel. This slows water but it drains ridges and concentrates water in valleys. Overdrying and overwriting soil at the same time. Can even blow out.
PA developed a way of understanding topographic features to organize landscapes so that: water is infiltrated, spread, extra collected stored as high as possible to re-hydrate during dry times. He realized this could be used to organize everything on broad acre farmland
This prob is too dense for Twitter. But imagine land as big ridges between streams and they have smaller ridges and valleys. Imagine the inflection point in those smaller valleys where the land nicks in like a clavicle * in the pic 13/
Tumblr media
PA called them keyponts and they are : the highest water concentrating point in land, where soils thicken, & any line parallel to this on the land concentrated water above but spreads water below
Now he had a way to organize features. First he placed ponds at those points. Collection drains could be set to collect overland flow and move it into those ponds. Then any roads could follow those drains with minimal impact actually helping water collection.
And bellow, the land could be plowed with a subsoiler that sharpers the subsoil without turning the soil. And he would plow down on ridges and up on valleys which means water spreads.
PAs land:
Tumblr media
And here in red are plow lines (or how to organize and water receiving element such as tree rows to spread water along ridges)
Tumblr media
Roads, buildings, pasture, agroforestry- whatever could be designed. Roads can also be placed along ridges, Trees get planted along ridges & in valleys and along streams with complete connectivity. And humans move out of valleys to ridges, leaving valleys for soil and wildlife.
This planning process is like adding sourdough starter to flour and sugar and adding just enough water. The subsoil can be reached by water, roots, inoculated by microbes. you can rapidly add feet of topsoil. Keyline farms are amazing. They stop flashy creeks & can repair land
And it should be viewed as appropriate for where people live and farm. Ag land not the giant ranges that could be bison prairies.
So there is more. PAs last book was on how these design methods could be applied to cities and towns. That towns could extend along ridges, roads could direct water into Catchment which could water yards then agricultural & reforested lowlands. He called it “the city forest”
The City Forest by P.A. Yeoman hosted on SoilandHealth.org
Library Rules and Copyright Notice
Think about what this would mean. Human settlements designed so they are collectors of water, human labor, and even humanure, directed towards the generation and care of soils and forestry.
So let’s talk examples. Frederick Law Olmstead designed a number of Stormwater collecting parks Into towns. One of the most famous being Boston’s Emerald Necklace. /24
Tumblr media Tumblr media
His son John Charles did something similar when he designed Portland Oregon’s water collecting neighborhood of Lauralhurst. Before the current Stormwater system, Laurelhurst Park was the detention basin.
Tumblr media
Next step in the journey Is Davis California in the 80s where Mike Corbett designed village homes a neighborhood designed to handle Stormwater by soaking it in Swales and orchards rather then management systems
https://en.wikipedia.org/wiki/Village_Homes
Here’s a video of Mollison touring the place in the 1990s. https://youtu.be/v_05oRQxssQ I’ve heated that they have managed several very large storm events that flooded their neighbors. All while building the soil and restoring the water table.
Village Homes with Bill Mollison (improved audio)
So:,remember this and this question: what if we really looked for a city that took this approach?
Tumblr media Tumblr media
Well, here's Siena Italy which started as a number of little settlements and converged in the hills of Tuscany: that big public square is the Piaza Del Campo- built in the key point of the landscape, The roads collect water into drains and reservoirs under the piazzas.

28/ if you look at the landscape you see how this hilltown stayed on the uplands and collected water to irrigate the lowlands.

The Hidden Costs of Cheap Web Development – Why Seattle Companies Invest in Quality
The digital world now presents a business website as its foremost public platform. Entering into cheap web development arrangements may seem practical for cost-conscious organizations, but these decisions typically create significant long-term difficulties. Seattle-based organizations have discovered that spending money on quality sites through a reputable Seattle web development company like Ravenna Interactive provides the best foundation for continuous business expansion.
The True Cost of Cheap Web Development
Web development costs that appear affordable initially lead to unexpected expenses, which ultimately prove costly to businesses. Quality web development plays a vital role because of these essential factors:
1. Poor Performance and Slow Loading Speed
Platforms built with a budget development approach implement underperforming code methods alongside resource-heavy strategies, which cause websites to load slowly. Sites that take too long to load drive users away from the page, which damages both SEO standing and creates a poor user experience. The investment in a reputable Seattle web development company will provide your website with optimized functionality and speed.
2. Security Vulnerabilities
When budget developers skip vital security measures, websites become vulnerable to cyberspace threats, including attacks by hackers and breaches and malware intrusions. As Seattle businesses recognize mounting cybersecurity risks, they prioritize experienced consulting from Portland's top Laravel developers to safeguard their systems effectively.
3. Lack of Customization and Scalability
Websites built from cheap templates offer restricted customization options while using standard design formats. Organizations that expand requirements solutions that can adapt to their increasing needs. Businesses that collaborate with Seattle web developers receive flexible websites that adapt to evolving needs while avoiding expensive future redesigns.
4. SEO and Mobile Responsiveness Issues
Website development on a budget generally does not fulfil current SEO requirements, along with mobile compliance standards. Websites that are not mobile-friendly do not receive proper ranking from Google, resulting in poor visibility for search results. Seattle web development company like Ravenna Interactive utilize modern SEO practices to optimize website discoverability while promoting user interactions.
5. Frequent Maintenance and Bug Fixes
Cheap websites frequently suffer from broken links, malfunctioning features, and outdated plugins. Constant troubleshooting leads to ongoing expenses and wasted time. Businesses that choose top Laravel developers in Portland, Oregon benefit from high-quality, low-maintenance solutions that run smoothly.
6. Lack of Professional Support
Organizations using cheap web development services do not benefit from continuous support, which means they face difficulties without assistance during operational problems. Seattle's trusted web development experts and timely update services help businesses achieve smooth experiences.
Why Seattle Businesses Invest in Quality Web Development
A robust digital presence holds substantial value for competing businesses operating in Seattle. Hiring experienced Laravel developers from Portland, Oregon, provides organizations with exceptional digital solutions that concurrently attract users and boost revenue generation.
Conclusion
Costly hidden expenses frequently negate the price advantage of low-cost web development solutions. A professional Seattle web development company like Ravenna Interactive provides businesses with robust security, scalability, and enduring success. Quality web development represents a business investment that fuels future growth rather than a financial burden.

EmberConf 2019 Recap
Now that the dust has settled on EmberConf 2019, I thought I'd take some time to write up my experience and what I learned.
I (@oli) was fortunate to be invited to teach my Broccoli.js workshop this year at EmberConf 2019 during March in Portland, Oregon. I taught a similar workshop last year at the conference and received great feedback, and so of course was more than happy to come back this year with a refresher course. For those unfamiliar with Broccoli.js, it's a JavaScript build system used to compile JavaScript projects, and it makes up the build system for Ember.js. My workshop covered an introduction to how Broccoli.js works and how to integrate with it into your Ember.js application. The workshop this year was another great success with attendees leaving with skills to turbo charge their Ember.js build pipeline.
The conference
EmberConf is one of my favourite conferences, not only because I get to geek out with fellow engineers about Ember.js, but mainly due to the stellar organization by Leah Silber and the amazing EmberConf team. EmberConf places a big emphasis on inclusivity, with no space for harassing behavior or anything that makes anyone's experience unpleasant as is outlined in their code of conduct. It's great to be part of such a welcoming community and the organisers should be very proud of the atmosphere that they foster, I didn't see one unhappy face!
Tumblr media
The night before the storm
There was a buzz in the air this year, something felt different. After speaking with Tom Dale at the speakers' dinner the night before the conference kicked off, it was hard not to feel infected by his excitement for the keynote the following morning. Tom Dale and Yehuda Katz are the parents of Ember, it was their takes on the technology of the web circa 2010 that gave birth to SproutCore and what subsequently evolved into Ember.js. From their original mantra of Stop Breaking the Web, to today's JavaScript that you wouldn't dream of writing without a compiler of sorts, Tom and Yehuda have pioneered web technologies for nearly a decade. It's for this reason that when Tom gets excited about something, it's probably worth getting excited about.
Keynote time
Tumblr media
Conference day one rolls around, and it's keynote time, the room is packed with 1000 or so people, the lights dim and Yehuda and Tom approach the stage. As is customary for EmberConf, they start off with reiterating that EmberConf is an inclusive conference and if you feel someone looks uncomfortable to go and interject into the situation to disperse it or speak to a conference organiser. I've never seen anyone look uncomfortable at EmberConf — quite the opposite for that matter, which is fantastic.
History
Tom covers a bit of Ember's history, being 8 years old this year, and highlights how much the web has changed since Ember was released. The web has evolved so much in the last 8 years, and Ember has kept up and in a lot of cases spearheaded those changes. Ember was founded on the idea of being a framework to "Build ambitious web applications" and one of the founding values of Ember is "Climb the mountain together" (borrowed from DHH). So the mountain is "ambitious web applications" and we climb it together through shared tools, shipping features, and with big changes we move as a community. This really is a fundamental benefit of Ember, that the shared conventions, tooling, and features avoid bike-shedding over things that we as a community collectively agree on and allows Ember to focus on innovation and new ways of solving common problems in a cohesive manner.
A quick recap of some of the things that Ember has done in the past 8 years:
Tumblr media
Things like the six-week release cycle, the RFC process, and engaging in standards and code mods have made it easy and predictable for everyone who uses Ember to upgrade as a community and benefit from all the enhancements that come with that. To that end, the Ember Community Surveys show that the majority of users are on the latest LTS or newer version of Ember.
Using the same tools is also important, Ember CLI allows everyone who uses Ember to use the same build tool, and combined with Addons allows for shared extensions to Ember and the build pipeline and allows for the community to experiment and extend Ember in predictable and collaborative ways. Due to the shared conventions anyone opening an Ember application should immediately feel at home and understand how the app is structured, how the build pipeline works, and how additional functionality can be added through shared endeavors.
Stability & Progress
Frameworks must strike a careful balance with the tension between stability and progress. On one hand we don't want to break peoples apps when they upgrade, but at the same time we don't want that to necessarily hold us back from progress, we must climb the mountain together. As such one must strike a balance between aggressive changes cause community fragmentation and cautious changes that leave Ember falling behind its competition.
Tumblr media
During the Ember one lifecycle, lots of aggressive changes were made at the expense of leaving some users behind who were unable to upgrade. Comparatively in the 2.0 release cycle, very few major features landed with most releases saying "No new features are added in Ember core", but focused more on internal non-breaking changes to improve stability and coherence. On that note, the fact that the core team managed to ship an entirely new rendering engine under the hood without breaking existing apps, but whilst simultaneously taking advantage of new technologies and improving rendering performance of over 2x is pretty staggering. The Ember 3.0 release cycle tried to strike a balance between shipping things incrementally whilst keeping an eye on the direction of the whole system, driving towards coherence.
Coherence
Coherence is about how features and APIs interact with one another, and making commitments to stability without designing the entire future. For example it means we don't need to land all the changes to a specific programming model in a single release, we can improve the model in one so that new features can be adopted and peoples lives become easier, and finish it off in another thus rounding out the full model and making the API coherent.
An example of this is the component getter and setter model, and how to get rid of this.get('foo') and this.set('foo', 'bar') within a component and replace them with native JavaScript getters and setters this.foo and this.foo = 'bar' would have in the 2.0 series been held back by not having a good story for the setter and this make an asymmetrical and incoherent API. However in the 3.0 series the decision was made to ship the getter syntax, and continue working on the setter syntax until a good solution had been found, and when it does, symmetry was restored and the API became coherent again. So long as there is a long term goal of where we need to get to, we can get there iteratively without having to land everything at once. This strikes a balance between progress and stability.
Incoherence
The problem with this idea of intentionally making something incoherent for the sake of progress leads to the intermediary state potentially being confusing to developers. This confusion state has been termed "the pit of incoherence", it's the middle point between where we are and where we want to be.
Tumblr media
The side effect of this is the idea of "churn", that developers have to continually upgrade their apps and adopt new models and ways of thinking, rolling with the punches if you will. So there needs to be a way to communicate to developers when a set of APIs and features have all landed and are all coherent, that documentation is ready and the set are officially supported by the core teams. Traditionally this would be done by cutting a new major release, but Ember uses major releases to signify things that have been finally removed after being deprecated instead of new features being added. This really is the idea of a major version change, signifying that change have been made without preserving backwards compatibility. What most frameworks tend to do however is bundle end of life features with new features, which makes it difficult to upgrade and developers are faced with not only features being removed, but also having to learn new paradigms for the new major version. As an attempt to solve this, Ember is introducing "Editions".
Editions
The idea is to take a snapshot of the framework as a way of signalling to all Ember developers, to all of the core teams, the Ember community and the wide JavaScript community these points of maximum coherence. Essentially "these features are all related and they all reinforce and complement one another, they've all landed, they're all polished and documented, it's a good time for you to go and adopt these features in your application".
And with that, Ember will be releasing its first "official" edition: Octane. Octane is a snapshot of the Ember framework at a given time when a set of features are cohesive and represent "the new way" of building an Ember application. These features are as follows:
Tumblr media
Octane is a snapshot, a "peak" of coherence where the core teams have landed a bunch of great new features and now is a good time for the community to adopt them.
To find out more about Octane, checkout the offical preview website.
Roundup
I think editions is an awesome way of packaging a set of features that together for a cohesive experience, that isn't coupled to a semver major release but allows developers to adopt a complete set of changes in one go, invest in learning the "new" ways of doing things and collectively we as a community move up the mountain together.
With the release of Ember Octane, we have a bright future for the Ember project. This edition really does feel like a fundamental shift in the programming model, bringing itself up-to-date with the JavaScript wider community, whilst also ushering in awesome new features like tracked properties, something no other framework is doing as far as I can see.
I think Tom said it best at the end of the keynote:
"I got into web development in the first place because I wanted to make cool things for my friends, and I really love the web because I could write a little bit of code, save the file and instantly I got that feedback loop and I saw something happening on the screen. A little bit of code gave me something really visual and fun and interactive, and I could share it with my friends and they loved it as much as I did. I want that feeling when I'm building things at work."
